Be a nuisance: be persistent to secure a good deal. Your research will help you to know how tough you can afford to be.
Lock in for longer: if you anticipate that you will be renting for a fair length of time, try to secure a longer-term tenancy.

All good stuff but one glaring ommission.
I advise my clients to carefully reference check all prospective tenant applicants. Even if an agent does this for you you should still ask to see the refs provided. After all, it will be you that suffers if they turn out bad and dont pay the rent
